Gapurna wants to grow further design-build-lease business


It is said that, more customized commercial buildings for multinational corporations on design-build-lease deals in the Klang Valley by Gapurna Sdn Bhd. Kuala Lumpur had competitive advantages for MNCs, “Our property prices are still relatively low, we have a strong and capable workforce and good infrastructure” said by Director Imran Salim.

Opportunities for Kuala Lumpur to become a regional hub for a lot of MNCs can be seen said by Imran. Agreement to build and lease the building has a gross development value of RM250mil located near Scope International’s present premises in Technology Park Malaysia, Bukit Jalil. Added , ”nine-storey building has an area of 450,000 sq ft and will be leased to Scope International for 14 years” to be completed in 12 months.

Gapurna group managing director Datuk Mohamad Salim Fateh Din highlighted the company at the same time are also completing 38-storey building with a GDV of RM1.1bil at 348 Sentral in KL Sentral that would be leased to oil giant Shell for 15 years. He also added that the company worked with clients on the design and customization of the buildings. “Clients have different needs and requirements for aspects such as safety in their business operations,”and that there were plans for five custom-built office towers on the 40-acre plot located behind Hilton Petaling Jaya Hotel.

Furthermore Gapurna aim to set up a real estate investment trust (REIT) for its buildings, “We are looking into many different opportunities about how we want to park our asset base. This is a natural progression for property developers who have long-term income from their buildings. “They will package or park it into a REIT and we are studying this move,” added by Imran.

Daya wins tender to construct mall-complex in Putrajaya - GDV RM2bil


Daya Materials Bhd unit Daya CMT Sdn Bhd wins the tender for the construction portion of IOI Properties Bhd’s for the upcoming IOI City Mall which will be among the largest malls in Malaysia at Putrajaya to be worth at RM500mil.

As the result of track record in constructing commercial buildings by Daya, competitive tender among several listed construction companies won by Daya. The contract was awarded at the end of last month and site activities have begun since Oct 15, said a source.

As in May, RM270mil contract from the Yuk Tung Group to construct three blocks of 28-storey mixed development condominium and offices in Jalan Sungai Besi, Kuala Lumpur won by Daya and RM120mil contract from B Braun Medical Industries Sdn Bhd to build a new six-storey building in Bayan Lepas, Penang have been secured during last year. Nevertheless it also constructed a RM160mil printed circuit board manufacturing plant in the past for a Japan-based company in Penang.

Source said, “At a net lettable area of some 2 million sq ft, Daya’s construction job scope includes constructing some very aesthetically pleasing water features, which will be a key differentiating factor for the mall. The mall will be operated in an energy-efficient manner,” and awarding for of the construction job would announced soon as IOI was targeting to open the mall by end-2014.

The mall has a total gross development value (GDV) of some RM1bil, while the GDV for the entire commercial project is some RM2bil. The source also highlighted that the mall is targeting 1.1 million residents living within a 10 minute drive from the Putrajaya area which will help to further stimulate the vibrancy of Putrajaya.

Moreover people from the KL-Seremban highway also being targeted as it only took five minutes off the Kajang toll and connected to Kuala Lumpur via the Maju Expressway to Putrajaya. Memorandum of understanding development and construction project in Sabah worth RM250mil have been signed by Daya with Chang Cheng Realty Sdn Bhd. As a result related parties will jointly develop and construct one block of 28-storey retail/showroom/service suites, 40 blocks of four-storey shop-offices and eight blocks of three-storey shops on four parcels of empty land in Penampang.

Heed landslide warning signs


Works Ministry highlighted public to look out for “early warning signs” for landslides in their residential areas in view of the current inter-monsoon season as there are 21,000 landslide-prone areas that have been identified nationwide.

Among the signs are new or widening cracks on structures in or outside the home; to be wary of concentrated water overflowing onto slopes; bulges on cement or concrete surfaces of slopes or signs of soil erosion.

76% of the 21,000 landslide-prone areas are in peninsular Malaysia, followed by about 3,000 in Sabah and 2000 in Sarawak state by Minister Datuk Seri Shaziman Abu Mansor. He added, “We want to remind road users and people who reside in hilly areas that the risks of landslides are higher during the rainy season. They must inform their local authorities if there is any sign of soil erosion and evacuate immediately,” during a visit to a landslide location at Cameron Highlands.

State Works Department especially in Perak have been instructed to be on alert for signs of possible landslides and residents reminded to look out for trees which fell on their own or stones or debris falling from slopes. Furthermore added, “There is no need to panic. Just understand the early signs,”

“Inventory” on all landslide-prone slopes in the country to come up with a comprehensive map detailing all the 21,000 areas is being conducted by the ministry which include data on the type of soil, slope history, level of danger and risks involved and whether it has ever collapsed before.
RM221.6mil of the RM360mil allocated by the ministry to protect slopes this year and projects along Jalan Simpang Pulai-Lojing-Gua Musang-Kuala Berang route that are consider high risk areas were among completed ones.

Shaziman also highlighted that RM84mil had been allocated for remedial work on this stretch alone and areas in Sabah were most difficult due to its landscape. Public Works Department’s Slope Engineering Unit head Dr Che Hassandi Abdullah also state that data collection process for the inventory was expected to be done by June next year.
